Buying rural property or acreage on California’s Central Coast can be very different from buying a home in a more developed neighborhood. The house is only part of the decision. Water, septic systems, access, utilities, zoning, land use, insurance and the condition of the property can all be important. For many buyers, the appeal of acreage is the extra space, privacy and flexibility. At the same time, rural properties can come with questions that may not come up when buying a typical city home. The water source is one of the first things to understand. Some rural properties rely on private wells rather than a public water system. Buyers should determine how the property gets its water and obtain the appropriate information and inspections when needed. Septic systems are another consideration. Many rural homes are not connected to a public sewer system. Buyers should understand the system serving the property and work with qualified professionals when an inspection or additional evaluation is appropriate. Access and utilities also deserve attention.
